You pay your deposit when you book. Do it online or at the Tenant Lounge. You can use a debit or credit card, but standard credit card charges will apply.
Anytime. But students should remember that apartments are released in the January before the start of the academic year. So, get cracking if you don’t want to miss out.

If you cancel your booking within 48 hours, your full deposit will be refunded. It’s called a ‘cooling off period’. They should call it a ‘changing your mind period’.
Students: it’s safest not to book until you’re 100% sure about your visa renewal and exam results.
And this is really important: once you’ve signed your Assured Shorthold Tenancy Agreement, the only way you can release yourself is to find a replacement tenant who’ll take on full liability for your chosen apartment type. Told you it was important.

An Assured Shorthold Tenancy Agreement or AST is basically the tenancy contract between you and us that gives you the legal right to live within at a certain apartment for a fixed period. If the AST is in two or more names, all tenants are jointly liable.
Everyone living in the apartment over the age of 18 will need to sign the AST. If you have a guarantor, they’ll need to sign too.

A guarantor is a third party, usually a parent or close relative, who agrees to pay the rent if you don’t. Be nice to them, they’ve got your back.
All UK students need a guarantor.
International students don’t need a guarantor, but they will have to pay an additional rent payment at Check-in.
Professional tenants don’t need a guarantor either, but we will need proof of employment. And, if you’re sharing with a student, we ask that both of you have guarantors.
We prefer guarantors to be a UK-based parent, guardian or relative. If that’s not possible, just give us a call on 0114 213 1760 to chat about other options
Rents are paid at the beginning of every month by a Standing Order – we’ll help you set that up at your Check-in appointment.
If you’re feeling flush, you can always pay all your rent in advance. Just let us know about that when you book.
We know you won’t, but if you do miss your rent payment date, a standard £25 late payment fee will be applied to your account. If you have a guarantor, they might be asked to make the payment for you.
On the date your Assured Shorthold Tenancy Agreement starts, your deposit will be sent to the Deposit Protection Service (DPS) where it will be held, safe and sound, for as long as you stay with us.
When the time comes to say goodbye, we’ll carry out a Check-out Inspection and then complete the repayment process through the Deposit Protection Service (DPS). Your cash will be transferred to your account within 7 working days.
All our apartments are furnished to a great standard and are fully kitted out with smart appliances. You’ll find a fridge with a freezer compartment or a fridge-freezer, an electric fan oven, an electric hob, a kitchen sink, a sofa, dining table and chairs, a coffee table, a TV stand, a bath with overhead shower or a shower cubicle, a heated towel rail, a double or three-quarter bed with mattress, a bedside cabinet and a double wardrobe. If you’re fussy about furniture style (like we are), just book a viewing.
No way. All our studios feature their own kitchen and bathroom.
Bedding isn’t provided, but we do offer a handy homeware ordering service. You can buy a full pack or individual items, and they’ll be delivered and waiting for you in your apartment.
Sorry, yes, homeware items are not provided. Anyway, we’re sure you’d prefer to use your own.
You pay for your utilities direct with the suppliers. Utilities can include Water, Electricity, Council Tax, TV Licence and your Tenant’s Contents Insurance. There’s no gas at Velocity Village, so at least that’s one bill you can forget about.
Of course. Every apartment has reliable high-speed broadband supplied by Ask4 or Hyperoptic. The Wi-Fi is available through a router. Pay-as-you-go packages start from £16 per month.
Most apartments include a washer dryer. But if you’re in one of our basic studios, you can pop along to our laundry room – it’s free.
Cleaning can be a time-consuming chore, so if you need some help, just let us know. We’ll give you a quote from our on-site cleaning team, and you can either pay a one-off fee or we’ll tag it onto your rent. Alternatively, if you’re feeling up to the job, you can hire a vacuum cleaner for just £5 per hour.
Totally. We have an underground car park, managed by NCP, and you can pay on an hourly, daily, monthly or annual basis. For current rates visit www.ncp.co.uk.
Why not? Occasional over-night guests are fine by us. They just can’t have their own key. If you ever want to get cosy and add your partner to the Assured Shorthold Tenancy Agreement, just ask at the Tenant Lounge.

No, sorry. We know it’s your home, but it’s also likely to be someone else’s one day. That’s why we have a very strict no smoking policy in all our apartments and communal areas.
It’s not Fort Knox, but your safety is our priority. All entrance doors are fitted with a door entry system, and there’s 24-hr security around the site.
That’s our problem. Let us know, and one of our on-site maintenance team will be there to help within the day. They’re qualified tradesmen and can handle anything from a blocked sink to a power failure.
